Chimney Repair, in practice
Chimney repair is four different jobs wearing one name. Water getting in through the crown, cap or flashing is one. Brickwork failing above the roofline is another. A cracked or separated liner is a third, and it is the one that matters for safety. Firebox and smoke chamber damage is the fourth. A quote that does not say which of those it is covering is not a quote.
That is why the camera goes up before the number comes out. Most of a chimney is the thirty feet nobody can see, and the failures that cost the most start there — a hairline crack in a clay tile, a joint that has opened, a gap where a liner has pulled away from the thimble.
Water is behind most of it. Brick and mortar are porous, the crown is the umbrella, and once the crown cracks the whole stack starts taking water in and freezing it apart every winter. Repairing the crown before the brick fails is a fraction of rebuilding the stack afterwards.
We do not condemn chimneys to sell rebuilds. If the survey shows a sound flue and a cracked crown, you get a crown repair and the footage that shows why that is all it needed.
