Caps, Crowns & Flashing as our sweeps carry it out
Nearly every chimney problem that is not creosote is water. The cap, the crown and the flashing are the three things keeping it out, and they fail in that order of cost.
A crown is not a mortar wash. It should be a purpose-mixed concrete slab with a drip edge that throws water clear of the brick. A crown troweled out of leftover mortar cracks within a couple of Middle Tennessee winters, and every crack takes water straight into the stack.
Flashing has to be let into the mortar joint. Surface-sealed flashing — a bead of caulk against brick — looks the same on the day and fails within a year or two, and it is the single most common bodge we find.
A cap is the cheapest part on the whole chimney and prevents the most expensive damage. Rain, birds, squirrels and downdraught all stop at the cap.

FAQ
Asked about caps, crowns & flashing
What is a chimney cap and do I need one?
A metal cover over the top of the flue with a mesh screen. It keeps rain, animals and debris out and sparks in. A chimney without one takes water straight down the flue, which rusts the damper, damages the liner and rots the firebox, and it is the usual reason a raccoon is in the chimney. It is the cheapest thing that can be done for a chimney.
What is the chimney crown and why does it crack?
The concrete slab on top of the chimney that sheds water away from the brick. Crowns crack because they were poured too thin, without an overhang, or from mortar rather than concrete, and once cracked they let water into the top of the chimney where freeze-thaw takes the brick apart. It is rebuilt with a proper overhang and a drip edge, or sealed if the cracks are minor.
